DESCRIPTION
Built in 1994, the Banner Building consists of commercial and residential spaces. The building’s most popular homes are the fourteen high-end two-story studio lofts. The AIA award winning building was built to accommodate artists who work and live from home, and most every home in the building is unique since it was originally built for homeowners to design themselves. Ed Weinstein of Weinstein Copeland Architects said, “The building is the framework within which artists can work.” Although old loft buildings have been converted into live-work spaces in Seattle for many years, the Banner Building is the first project designed for this purpose. With its unconventional program, it is not surprising that the project’s original developer, Koryn Rolstad, is not really a developer at all, but an artist with enough determination to bring the project to life. Rolstad, who runs an architectural sculpture studio called Bannerworks, wanted to create a community where art and commerce came together and where struggling artists could live with more established ones.

DESCRIPTION
Originally built in 1914, 81 Vine was renovated by developer and architect Carolyn Geise in 1999. The majority of homes offer true loft charm with brick exposed walls and high ceilings. The 5-story brick mid-rise building consists of only 20 units offering studio lofts, 1-bedrooms, 2-bedrooms and 2-story lofts. The bottom 3 stories are all unique lofts, and the top 2 stories was an addition made during 81 Vine’s renovation. This building can easily be recognized by the cylinder shaped sculpture by Buster Simpson near it’s entrance. The sculpture is attached to the building’s gutter. This biofiltration system is designed for residents to use to water plants growing on the rooftop terrace. Original prices ranged from $200k to $800k.

DESCRIPTION
The Alexandria is a 5-story French-inspired building located literally across the street from the Olympic Sculpture Park and 1 block from Myrtle Edwards park. The building was originally an apartment complex and was renovated in the early 90’s to make it ready for conversion. Although the sculpture park promises unobstructed views for many surrounding buildings, there are few units with views at the Alexandria since it’s at level ground with the park. The building does have a charming lobby, outdoor courtyard and rooftop terrace with 180-degree views of the sound. Also, due to it’s secluded location, those who prefer a more quite location should look here.

DESCRIPTION
Located just one block from the Olympic Sculpture Park, Myrtle Edwards Park and Pier 70, the Bellora is a luxurious 13-story tower with 89 units built in 2003. Designed by Snell Partnerships and developed by Murray Franklyn, the highrise includes studios, 1-bedrooms plus dens, 2-bedrooms plus dens and penthouses that range from 488 to 2,000 square feet. Bamboo, cork and Shoji walls (which divide the master bedroom from the living space) give units a Japenese influence. Initial building plans were changed to attract more homebuyers and real estate agents. Some of the changes included bigger kitchens, hardwood flooring throughout living spaces, computer niches, stainless steel appliances and more high-end ammenities (i.e. more expensive fixtures and designer tiles). Many homes also include stackable parking spaces and have views of the Olympic Mountains and Puget Sound.
