DESCRIPTION

Located mid-block on the west side of Third Avenue between Pike and Pine Streets, this unique eight-story building was constructed in two phases; the first three floors were built in 1912 and the remaining stories were added in 1915. As completed it provided two retail spaces at the storefront level, 64 small studio and one-bedroom apartments on five floor levels and the upper two floor levels were taken up by an auditorium performance space. In 1974 the building interior was remodeled and converted to create condominium units. It now has a three-part vertical block façade composition and noteworthy Venetian-inspired architectural character. The reinforced concrete structure includes a foundation and basement and is entirely clad with ivory-color glazed terra cotta. The retail storefront level has been entirely remodeled.

Erica Clibborn from Williams Marketing invited us to get a sneak peak of a new project on Queen Anne Avenue yesterday. The building consists of 13 updated historic homes, 3 new townhomes, and 2 new penthouses. The developer, Maria Barrientos, has an impressive portfolio of historic preservation projects including the 5th Avenue Theater, Eagle Auditorium, Union Station, Paramount Theater, Stadium Lofts, and more. Homes in the historic structure will receive a tax break, but the exact amount is not yet known. Overall, the homes are incredibly spacious, and very few units are the same.

As if there wasn’t already enough details, SSA Acoustics also provided design recommendations for sound quality. All homes feature hardwood flooring with the exception of carpeted bedrooms. Studios, 1-bedrooms, 2-bedrooms and penthouses range from 420 to 2800 square feet. Original prices ranged from $160,000 to $3,000,000.

Smith Tower Condos: Update

Architects NBBJ, and Smith Tower’s new owner Walton Street Capital, have asked the Pioneer Square Preservation Board to approve plans to convert only the top 12 floors of the tower into residential condos. Floors 2 through 21 would remain office space. The original “buzz” was to convert the entire 38 stories into 150 condos. Plans are now being reported to provide a single unit on each floor – only 12 homes.
Wow!
As Seattle’s most loved skyscraper and with homes having their own private entrance from the only human operated antique elevator in Seattle, these homes are expected to have a historically high price tag and should sell quickly.
