Target Corporation has purchased the bottom three floors of The Newmark Tower and will be converting it to a small-format Target store, complete with a Newmark resident entrance. The doors will open on the Pike Street side, and the 103,000 sq ft space will also have 250 spaces of underground parking. The store is the latest Target venture into an urban area, and is expected to open in the summer of 2011.
We’ll keep you posted on its progress!

We wanted to take a moment to share a beneficial service we provide for both buyers and sellers looking at downtown Seattle real estate. Over the last couple of years, we have built a collection of websites for buildings downtown, and have many more in the hopper. Our intention with these websites is to allow each unique address to convey its own personality online.
Every site we build for a condo building allows a visitor to:
- View active units for sale,
- View the past three years of sold history,
- Sign up for instant email notifications of new listings,
- Inquire about a particular unit’s value,
- See a neighborhood map and WalkScore,
- Look at a photo gallery of amenities, and
- Get building management/concierge contact information.
In addition, whenever we have a seller that lists with the Stroupe Group, we integrate a customized page with professional photography. All of our building websites also place at the top of all major search engines for maximum exposure, and we also use linking strategies to further secure placement.

New Full-Service Grocery Store to Open on 3rd and Pike

Grocery shopping has been a challenge for many downtown area residents, but owners of the historic Kress Building signed a 35-year lease with The Myers Group who will be operating the 18,000 square foot supermarket. Currently there’s really only 2 places to buy groceries downtown; Ralphs on 3rd and Lenora and the new Whole Foods at 2200 Westlake in the Denny Triangle.
Now those who will be living at the Newmark, 98 Union, Fifteen Twenty-One, AVA, Olive 8, and the Four Seasons will be able to conveniently do their shopping just a block or two away from home.
Newspaper articles announcing the much needed addition confirmed that the new store will not offer parking, but plans to offer delivery.

DESCRIPTION
The Newmark Tower is one of the closest residential locations to Pike Place Market, which is also only two blocks away from downtown’s retail core. Originally J.C. Penny’s and the world’s largest department store, the building was torn down in 1989. The property was then purchased by Intrawest and architects Skidmore, Owings and Merrill built the 24-story apartment tower with McCarthy Building Companies, Inc.. The tower was later converted to office and residential spaces for sale in 1993 by HAL Real Estate Investments, Intracorp and Callison Architecture. The 90,000 square feet of office space is currently leased to the building’s neighbor, WAMU. Homes are comprised of studios, 1-bedrooms and 2-bedrooms. Floorplans range from 550 to 1,100 square feet and amenities include a 24-hour concierge, indoor pool and outdoor terrace. Some units have decks that connect the living room to the bedroom. Many homes also offer city and/or sound views, although many views have been obstructed by the new Four Seasons to the west and Fifteen Twenty-One tower to the north.
