43 Stories Proposed for Apartment Tower Near Escala

Those who have, or may be considering a purchase at the Escala should be aware of a new project that may be built just a block away at the northeast corner of 3rd and Virginia by Ankrom Moison Associated Architects. The new apartment building’s design show that it will tower over be higher than the Escala building by 120 feet and also be the tallest apartment building in Seattle. The 450 foot tower is to include 421 residential rental units and 40 hotel rooms.

However, this may be one of those projects that never gets built. The development has been going through the review process since August 16th, 2005, and it’s last review was an approved zoning review completed on August 22nd, 2007. But, it’s still best to look into this further if it may affect your existing or potential view.

ESCALA Celebrates Construction Milestone

plant seedlingThe development team of ESCALA, the 31-story mixed-use luxury condominium project in downtown Seattle’s Midtown district, celebrated a construction milestone this week as the building rose above street level.

The eight floors of underground parking at ESCALA are complete and the ground floor of the project has been poured. The crew is currently pouring the mezzanine level and will next start work on the second-story level to be fully occupied by the private city club Club Cielo. The construction rate will proceed at a little over a week per floor for the residential units after Club Cielo’s level is complete.

“This is a major milestone for ESCALA and urban living in Seattle,” said John Midby, principal of Seattle-based LEXAS Companies, the developer of ESCALA. “We are truly delighted that people can now see the project as they walk by. It’s great to be that much closer to completing the most exciting new residential project in the city.”

ESCALA will be the tallest largest residential tower in Seattle, and was amongst the last condo developments to obtain construction financing. Located on the southeast corner of Fourth Avenue and Virginia Street, ESCALA will have 275 grand condominium homes, with private and semi-private elevator vestibules serving all homes and a 25,000-square-foot private city club, Club Cielo, which will be the first new private club to open in Seattle in decades.

Residences at ESCALA range in size from 909-square-foot, one-bedroom City Homes to three-bedroom Sky Villas at more than 3,000 square feet and penthouses of up to 16,000 square feet. Prices range from $500,000 to more than $4 million for City Homes and Sky Villas. Pricing for penthouses is available on request.

ESCALA’s 12,000-square-foot presentation center is located in the Centennial Building on the corner of Fourth Avenue and Stewart Street, and is open to the public from 11 a.m. to 6 p.m. daily. The presentation center features a 2,600-square-foot model residence that has been fully furnished by Masins and showcases art provided by ESCALA’s arts partner, PONCHO.

Escala Dining RoomThe 27th black-tie gala awards ceremony, sponsored by The National Sales and Marketing Council (a division of the National Asssociation of Home Builders) took place this week in Orlando Florida. Out of nearly 1,400 entries, Escala was awarded three Gold Awards honoring the Best Communities in the Country. One of the Gold Awards also recognized Escala for thier exceptional floor plan.

The new elegant 31-story development has now been awarded for three Gold National Awards, eight Silver National Awards, 12 Regional Awards and two Individual & Council Awards.

Big Week for Downtown Real Estate – Buyer’s Moving Off the Sideline

Dean Jones with Realogics (award-winning marketing catalyst for residential and mixed-use real estate) informed us of some great news regarding new construction sales. News and media headlines have sidelined buyers this season and new construction sales are generally not accounted for in Seattle’s NWMLS pending and sold statistics. So here’s the inside scoop:

  • 3 homes have already sold at 1521 for an approximate $3 $9 million.
  • There has also been a number of sales made for GALLERY.
  • Equinox chalks a sale.
  • Escala still consistent in sales.
  • Bravern in Bellevue has also made an approximate dozen sales just over the weekend and they’re booked with appointments all month.

However, Dean also informed us that credit and construction costs require new construction high-rises to be priced in the $850 to $900 per square foot to pencil. Hint: an exception may be AVA.

1200 Stewart Development May Be the New Home for College Club

1200 Stewart Artist RenderingLexas Companies and principal John Midby (high-end mixed-use developers) have permits to develop approximately 500 residential units in two 36-story towers, which may also be the new home 98-year-old College Club. While some feel that the move for College Club will be detrimental, based on a four-year temporary relocation to the Columbia Tower, leaders of the club have expressed some excitement in a residential rather than commercial location. ESCALA already has a social club planned and current sales have been…very successful. The Puget Sound Business Journal reports that Midby could finalize the deal within the next week or two, but construction wouldn’t commence for another 4 to 5 years.
