Stadium Lofts Presale Date and Pricing

The long anticipated Stadium Lofts, across from Qwest Field on Occidental Avenue, is planning on making presales available sometime during the first quarter of 2009. Although many proposed projects have been delayed due to financing constraints, Stadium Lofts should have no problems considering it’s a renovation of an existing historical structure.

Recent changes to the design of Stadium Lofts were made to meet city standards which require an obvious distinction of what part of the building is new, and what is old. Apparently, the previous design didn’t make the cut.

With the location, and desirability of lofts, prices seem to be a steal with ground floor studios starting in the low to mid $300’s, ground floor 1 bedrooms in the low to mid $400’s, and rooftop deck units in the $700k and $800k range. The majority of the new lofts will range from mid $400’s to mid $600’s.

Examples and Characteristics of Lofts in Seattle

Most all dictionaries define a loft as a storage area or attic. This can cause some confusion, so I scoured the Internet to find out everything I could to provide the true definition of a “livable loft.” In real estate terms, all lofts feature ceilings 10′ or higher, and with very few exceptions, large windows measuring 6′ or higher. Lofts can also be classified into three styles; New York Lofts, Industrial Lofts, and Modern Lofts.

Examples of Lofts

New York – Also referred to as the “true” loft, the most common trait among this style is the lofted bedroom. This design also has very high ceilings of 15′ or higher, and traditionally excludes interior walls. New York style lofts typically sell at a premium compared to others because the 2nd story is commonly more desirable.

Industrial – This style of loft may or may not include a 2nd story, but strictly refers to industrial or commercial structures that have been converted (usually by the addition of full baths and kitchens). It’s also very common for this style to include exposed brick walls and/or ductwork.

Modern – This style falls into the definition of a loft because of ceiling and window height. However, it’s common for this style of loft to have interior walls separating rooms. This type of design has also become a popular trend in new construction and will typically have a less industrial feel.

In addition to various styles, lofts have various characteristics that make them even more unique. When beginning your search, the more you know about what you’re looking for, the less time you’ll have to spend searching. The Florentine was originally built in 1909 and was converted to condominiums in 1985. The historic building is located in Pioneer Square just south of the many restaurants and pubs, and just north of the Seahawk Stadium and Safeco Field. To the west is the waterfront. Smith Tower Condos: Update

Smith Tower CondosArchitects NBBJ, and Smith Tower’s new owner Walton Street Capital, have asked the Pioneer Square Preservation Board to approve plans to convert only the top 12 floors of the tower into residential condos. Floors 2 through 21 would remain office space. The original “buzz” was to convert the entire 38 stories into 150 condos. Plans are now being reported to provide a single unit on each floor – only 12 homes.

Wow!

As Seattle’s most loved skyscraper and with homes having their own private entrance from the only human operated antique elevator in Seattle, these homes are expected to have a historically high price tag and should sell quickly.

The Nord is a conversion project by local development company Pioneer Property Group (Live Historic) who’s focus is preservation of pre-1940 buildings. This 3-story brick building in Pioneer Square was named after the building manager, Frank Norquist, when it was the Thompson Hotel. Live Historic worked on maintaining it’s Romanesque-style by accentuating it’s natural features such as brick exposed walls and restored patina.
