We wanted to take a moment to share a beneficial service we provide for both buyers and sellers looking at downtown Seattle real estate.  Over the last couple of years, we have built a collection of websites for buildings downtown, and have many more in the hopper.  Our intention with these websites is to allow each unique address to convey its own personality online.

Every site we build for a condo building allows a visitor to:

Bay Vista, Market Court, and The Ellington’s HOAs are a Selling Point!

condo_hoa_trioNobody likes hearing that there’s going to be a special assessment they will have to start paying.  An unfortunate circumstance can always be understood, but when lack of upkeep and maintenance causes an unexpected dent in everybody’s bank account, it can cause you to lose sleep at night. 

Over the last year or so, we’ve been able to instill more confidence in our perceived value of three downtown condo buildings just because their Homeowner’s Associations have made proactive decisions to improve their property, rather than waiting for what could have been an improvement to be a maintenance issue.

Last year, Market Court made the decision to replace the buildings windows and siding, since it originally wasn’t done to their standards to begin with.  In March 2009, Bay Vista Tower informed us that they were renovating their amenity floor and should be finished in the next week or two. 

The Ellington is also now on that list of downtown addresses that has an HOA an interested buyer can feel good about. Between now and through October, you may see they’re replacing some of the building’s sealant, doing pressure washing, and even doing some painting here and there.  It may not be a breaking news story, but as Realtors it’s one of those little things we pay attention to for our clients.  It’s easy for buyers to sometimes be sold on a project boasting about their granite countertops and stainless steel appliances, but a solid HOA will serve you the best in the long run.

Exciting Bay Vista Upgrades are in the Works!

Back in March of 2008, Bay Vista began identifying some new improvements they were going to be making to their 6th floor amenities.  Bay Vista already has one of the most unique amenities in the city with an outdoor jogging path and pea patch.  However, the decor has turned out to be rather outdated, considering the building was built in 1982.  Architects Degen & Degen have been in charge of the new design and they seem to have planned it well.  The new design goes well with the existing exterior and interior design.

The new kitchen and bar will now have wheelchair access with 2 different types of hardwoods.  With the new layout, the door leading to the outside jogging path with Western facing views will welcome much more impressive opportunities for entertaining guests.

A few other new improvements to the Bay Vista Club Room include recarpeting the sitting area and adding some new shelving where the TV will be placed.  There will also continue to be a thoughtful divider between the room’s entrance  and open space where residents are watching sports games, political speeches, etc.

Probably one of the most exciting new changes for residents at Bay Vista is the addition of space to the fitness room.  They’ve about doubled the space, which before has been pretty small (the outline in the pictures below represent the additional space).

Common Area Improvements for Bay Vista Tower

The Bay Vista Tower will be getting somewhat of a face lift for the 6th floor amenities and other repairs/replacements later this year. Here is a list of planned projects we received from the building’s Facility Manager.

  • Re-seal and paint building exterior this summer. Bid award expected by end of March. Work to begin by June.
  • Modernize elevators (no change to cabs, this just means we are moving from a mechanical system to a more reliable electronic system). This project is underway now which means we have the use of only one elevator. Consequently there is a moratorium on all non-essential elevator use, including remodel projects, until we have two working elevators. We expect completion by the end of June.
  • Enclose sun-deck off the pool room with gates and taller fencing so as to meet County pool security requirements while allowing the big sliding-glass doors to be wide open during the summer. Project completion expected by June 1st.

Scopes of work and other planning are in process for:

  • Repair/replace wooden garden planters on 6th floor deck.
  • Resurface pool, re-grout spa and rehab interior of pool room.
  • Remodel 6th floor Fitness Room (double in size by covering over stairwell) and Admiral’s Club social room.
  • Replace incoming domestic water line.
  • Replace roof-top cooling tower.
  • Replace fire panel.

There have been two special assessments toward these projects in the last two years. There is one more planned specifically for the 6th floor Fitness & Admiral’s Club Remodel. The Board of Directors plans to hold a broker’s open house upon completion of the 6th floor projects.
