You can now download our January edition of the Stroupe Scoop at Stroupe.com. This edition’s featured building was the Banner Building, and the listing of the month was both a studio and 2 bedroom at the Bellora.  Everybody’s favorite part of the newsletter is the condo comparison sheet where you can view in-city solds.

1915 Second Avenue Artist Renderings

April 11, 2008 by
Filed under 1915 Second, Weber + Thompson

RenderingI was cruising through Weber + Thompson’s new website (looks like they dumped the +) today and came across a few renderings for 1915 Second, which is located 1.5 blocks south of the Cristalla. The mixed-use tower is striving for Silver LEED certification and will feature a 35-foot Red Wood Cedar on the rooftop terrace. This area of the neighborhood is booming with development with projects such as the Four Seasons, Escala, Fifteen Twenty-One and a few other proposed residential high-rises (Ben has an excellent rendering of the Remaking of 2nd Avenue on his blog). With that being the case, in addition to the esteemed reputation of Weber + Thompson, sales should do fairly well when occupancy becomes available in the next 2 to 3 years.

Here’s a couple pictures for you to enjoy.

DESCRIPTION

The Florentine was originally built in 1909 and was converted to condominiums in 1985. The historic building is located in Pioneer Square just south of the many restaurants and pubs, and just north of the Seahawk Stadium and Safeco Field. To the west is the waterfront. Whether you want to catch a game, ride the ferry, meet friends for dinner, or enjoy the art walk every month, there is always something going on in the neighborhood. The units in the Florentine are unique, stylish, and larger than most in the downtown area. Many of the units feature two-story lofts, vaulted ceilings and some have very nice water and city views.

New One-Stop Shop Features!

April 7, 2008 by

Luckily there hasn’t been anything too exciting over the last week because we’ve spent a lot of time enhancing the information found here on our blog. Most of the new additions are within the condo profiles you’ll find along the left hand side of the page. By clicking on your favorite condo building, you’ll be able to find much more than just a description and active listings. Here is a list of what new information you’ll find:

  1. Link to project website – If a condo building has a website, you’ll be able to visit that website by clicking on the image representing the project located at the top of the blog entry.
  2. Directions – The address now links to a map which allows you to type in your address for directions quick and easy directions.
  3. Instant email notifications – In addition to having the ability to see anything that is currently listed within the MLS, you can now sign up to be notified by email of new listings for a specific building as soon as they hit the market.
  4. Photo gallery and/or video – Entries now include a photo gallery of a projectss exterior, amenities and/or interior finishes. If a developer/architect has also created a video, we have included that as well.
  5. Additional reviews and opinions – Call us crazy, but probably our most adventurous addition is towards the bottom of each profile which will link you directly to other competing blogs or industry related websites which have commented on a particular project.
  6. Events – To the right side of the page you’ll find up-and-coming events in the community that promote our local real estate market.

Here is a list of what each icon represents:

seattle condos and lofts SeattleCondosAndLofts.com – Ben Kakimoto is the founder and author of SCL and is a real estate consultant. He focuses on keeping abreast of the condominium and loft market trends in the Seattle area. He is affiliated with John L. Scott Real Estate in Belltown.

be neighbor BeNeighbor.com – Founded in July of 2007, BeNeighbor is a social network that connects people with friends and others who live in, or near, the same condominium building. Although the website is still rather a new concept, we believe it to be an excellent source of information from those actually living in a building.

biz journals BizJournals.com – A new media division of American City Business Journals, the nation’s largest publisher of metropolitan business newspapers. It operates the Web sites for each of the company’s 42 print business journals.

emporis Emporis.com – A worldwide database on construction data and commercial real estate information. This information universally accessible and is the world’s biggest and best database about buildings.

nwsource NwSource.com – A website which archives articles from both the Seattle Times and Seattle Post-Intelligencer.

urbnlivn Urbnlivn.com -Popular blog by Matt Goyer with Redfin who is one of the few who offers opinionated reviews on condos which many locals love to read.

seattle condo review SeattleCondoReview.com – Wendy Lueng is another competing Realtor who also provides great information and insight regarding downtown area condominiums.

By adding our competitors and other resources to our blog, our goal is to help buyers and sellers to be better informed. We’re hoping that doing so helps us to earn your business and not give it away. Please take a look and let us know what you think.
