Woonerf Street SignThe “woonerf” street is getting more publicity. Blume Co. and NBBJ have proposed the the design to compliment a new biotech campus in South Lake Union.

A Woonerf in the Netherlands and Flanders is a street or group of streets in a town or city where pedestrians and cyclists have legal priority over motorists. As of 1999, the Netherlands had over 6000 Woonerven schemes in place. Under Article 44 of the Dutch traffic code, motorised traffic entering a woonerf or “recreation area” is restricted to a speed limit of “walking pace. In Germany, similar zones are termed Verkehrsberuhigter Bereich. Under German traffic law motorists in a Verkehrsberuhigter Bereich are restricted to a maximum speed of 7 km/h, pedestrians, including children, may use the entire street and children are permitted to play in the street.

In the United Kingdom, areas approximately equivalent to woonerven are known as home zones but do not enjoy similar protection in law. Community involvement is necessary to improve urban liveability and the urban environment via residential street design. This includes shared spaces, traffic calming, speed limit compliance and traffic restraint. This should lead to safer streets, including pedestrian safety and bicycle safety.

Plans for the Yale Campus include various textures in pavement to outline pathways, short vertical posts designed to slow traffic and plaza primarily for pedestrians which will also allow motor vehicles.

Luxury Apartments Planned for 3031 Western Avenue

3031 ApartmentsMartin Selig Real Estate is planning to build a luxury, 14-story, 78-unit apartment building behind the Olympic Sculpture Park’s “Wake.” There is currently a 2-story parking structure located at the site and many have expressed frustration about the “backdrop” view of the park’s amphitheater. Seattle Art Museum officials have shown concern by stating, “We just want to make sure it’s (building design and construction) done in a sensitive way.” The building shouldn’t block any views from 1st Avenue condo owners, nor cast any shadows on the park.

51 Stories Near AVA and Olive 8 Expected in 2013

R.C. Hedreen Co. has filed preliminary plans for a 51-story hotel on a lot they purchased for $4.5 million in 1995. The new location would replace the current Greyhound bus station at 811 Stewart in 2013. David Thyer (president of R.C. Hedreen) said the hotel will include 1,200 rooms, 100,000 square feet of meeting space and 2 ballrooms. Designers Spencer Decker Architects will be striving to meet Platinum LEED standards.

tidbits chickensSouth Lake Union is growing again – The P.I. reported more about commercial development in S.L.U. regarding and another $240 million project named the Yale Campus.

“I’ve never experienced anything like what is happening in South Lake Union right now (with) so many world-class institutions flocking into one neighborhood with as much enthusiasm as is currently happening there right now,” he said (Bruce Blume). “Everybody wants to be there.”

Seattle ranks fifth for foreign real estate investors – The P.I. also reported that the Association of Foreign Investors in Real Estate polled nearly 200 members and ranked Seattle behind New York City, Washington D.C. Los Angeles and San Francisco.

Among major cities worldwide, Seattle ranked 31st as the favorite commercial investment opportunity, just behind Osaka, Japan.

This street plan could be pretty woonerf-ul – Seattle Times tells locals to add the Netherlands originated word woonerf to our urban-planning-dictionary which means “street for living.”

Cars still are allowed, but woonerfs are designed to slow them to walking speed, to let motorists know that here, at least, they don’t rule the road.

2301 2nd Ave. to Increase in Height by 4.5 Stories

2301 2ndAn application has been made to demolish an existing 1.5-story building and erect a mixed-use 6-story building in it’s place on the corner of 2nd and Bell. This is currently low-income housing for homeless women and new plans are being made as of means to upgrade it’s current operation. The only obstruction of views that may be affected would be eastern city views from the 1st Ave. side of the Pomeroy and possibly southern city views from the Battery St. side of Belltown Court. The building will also house 2,506 ground-level retail space which has yet to be determined.
