Apparently so. Although we’ve seen some slowing from the double digit appreciation we experienced last year, property values have shown to be consistently moving upward. Experts have awknowledged the strong buyer’s market, but have a tremendous amount of confidence that it’s all about to make a change in the other direction. We’re also noticing that many statistics reported on pendings and solds do not include new construction sales, but rather resales. With an expected 4,100 new units to be delivered by 2010, already half have sold. Here are some other critical factors about the Seattle market that should be considered despite national news headlines.
- Economic Growth – Seattle’s job market has continued to prove market stability. Also, many jobs are located in the urban centers which has also increased a demand for housing. The city’s Growth Management Act shows that Seattle’s adopted growth targets for 2001 – 2022 will equate to 51,510 households and 92,083 jobs alone.
- Maturing Demographics – Baby boomers are seeing a positive change in moving out of their homes in the burbs and into a condo in the city. Trends show that downtown area growth is exponentially higher than in more rural areas. We’re also seeing that those downsizing their home to move to the city often times have enough equity left over to purchase a 2nd home.
- Transportation – Just ask anyone who lives on the eastside and commutes to Seattle for work. It’s horrendous! For some, commutes can take up to 2 hours. Downtown offers residents various ways of transportation including; the new streetcar, Flexcar, “free zone” Metro public busses, light rail (still under construction) and was also recently recognized as sixth-best walkable city.
- Commercial Spaces – It’s estimated that more than 200,000 people commute into and out of the city daily (many of whom will seek for a new home) considering 230,000 employees and only 55,000 downtown area residents. Including pending development and current construction, Seattle has nearly 40 million square feet of office space.
- Lifestyle – The Harris Poll shows that Seattle is America’s 3rd most favorite city to live behind New York City and San Diego. We have hundreds of yearly events, hundreds of restaurants, 51 art galleries, 52 live music venues, 32 movie screens, 7 performing arts venues, 9 performance venues, 3 professional sports venues and a variety of well-maintained parks.

Lexas Companies and principal John Midby (high-end mixed-use developers) have permits to develop approximately 500 residential units in two 36-story towers, which may also be the new home 98-year-old College Club. While some feel that the move for College Club will be detrimental, based on a four-year temporary relocation to the Columbia Tower, leaders of the club have expressed some excitement in a residential rather than commercial location. ESCALA already has a social club planned and current sales have been…very successful. The Puget Sound Business Journal reports that Midby could finalize the deal within the next week or two, but construction wouldn’t commence for another 4 to 5 years.

If you live in the downtown Seattle area, there’s a high probability that you already have a subscription to Seattle Magazine with this months issue on or under your coffee table. I actually came across this month’s issue walking through the airport. The word “architect” was seen within my peripheral vision and had to look at the cover closely to see the orange in the top left corner of the cover.

Another thing to note (if you’re from out of town) is that if you live in the downtown Seattle area, architecture and development becomes an obsession. So, when you see Seattle and architecture on the same page (even you’re not even looking) getting to your departure gate can wait just 1 more minute. With our hot urban market, I knew there would be a winner for the downtown area and wanted to see if it would be a surprise. To no surprise at all, page 72 features a photo of Mosler Lofts and the Mithun staff. While other new communities may have stronger marketing strategies or a higher record of sales, Seattle Magazine awarded Mithun for their cutting-edge sustainable design. Mithun’s focus is also based on resource efficiency and urban revitalization. Seattle has become the place to be for those who are green and Mithun is certainly leading by example.
