Excitement of South Lake Union Continues to Grow

It seems as though the South Lake Union neighborhood has dominated the public’s interest in newspaper headlines. In just the last week alone, there were four updates featured in the Seattle Times and Post Intelligencer regarding economic and ecological progress. Here’s a peek at what’s the beginning of the S.L.U. boom.
- The new streetcar began operating at 12:12pm on 12-12-07. It was automobiles that were originally the death of the streetcar in the 1940’s. With the expectation of 12,000 new jobs and 6,000 new homes to be built in the neighborhood, the streetcar will help cut back on fuel usage and congestion.
- Speaking of fuel usage, another recent announcement was made stating that Propel Biofuels will open it’s flagship gas station on the corner of Westlake Avenue and Valley Street. The station will not have attendants, convenience store or even pumps. Customers will serve themselves and the landscaping will include canola, camilina, switch grass and soybeans. All of which ingredients to make biodiesel fuel.
- The media also announced the recent approval given to Vulcan, Paul Allen’s development company, to construct three 160′ buildings for the new (presumed) Amazon.com headquarters. Not only will the new location for Amazon drive a speculated 4,000 new jobs to the neighborhood, the City Counsel Panel also insured money would be allocated to affordable housing.
- On Friday, the new footbridge was installed at South Lake Union Park which connects people to the new streetcar station. The 12-acre park is planned to include parking, boardwalk, model boat pond and lush landscaping.

Recent Drop in Interest Rates Give Buyers Back Confidence
Federal Reserve Board Chairman Ben Bernanke announced a one-quarter percent drop in interest rates as an attempt to keep the country out of recession. This is the 3rd cut in the last 3 months bringing the percentage down to 4.5 percent.
“Economic growth is slowing, reflecting the intensification of the housing correction and some softening in business and consumer spending. Moreover, strains in financial markets have increased in recent weeks,” the Fed said in a statement explaining its decision to cut rates again. The three rate cuts ordered thus far “should help promote moderate growth over time,” the Fed added.
Although equity investors had a hard day on the market based on an expected larger cut and the Dow Jones plunge of 200 points, home buyers and sellers are now seeing some relief from the recent downturn in the housing market. Expectations from this rate reduction is a boost in spending and economic activity from consumers.
AVA Showing Promising Buyers Interest

AVA is showing that market interest is still strong considering 16 new reservations from the Vancouver Condo Expo just yesterday. Reservations require a $10,000 deposit to secure a purchase once a price is determined. A purchaser is given a price range when originally signing a reservation. When the developer’s costs are known and prices are determined, that is when the buyer has the right to convert their reservation into a purchase and sale agreement.
Reservations give developers a good idea on level of interest and a 60% conversion ratio is considered good.
As of November 7th, AVA already has somewhere between 40 and 50 reservations. Yesterday’s success can be attributed to the strong Canadian dollar, pedestrian friendly location and it’s progressive architecture. While AVA is still in it’s design stages, units are planned to boast hardwood flooring throughout, air conditioning and LEED Silver certified energy efficient construction.
