Nobody likes hearing that there’s going to be a special assesment they will have to start paying due to a lack of upkeep. Nobody like hearing they have to start paying a special assesment due to just an unfortunate circumstance either. However, unfortunate circumstances can always be understood. But, when lack of upkeep and maintence causes an unexpected assesment that puts a dent in everybody’s pocket book, frustration can cause you to lose sleep at night. Over the last year or so, we’ve been able to instill more confidence in our perceived value of 3 downtown condo buildings just because the Homeowner’s Association has made proactive decisions to improve thier property rather than waiting for what could have been an improvement to be an issue of maintenence.
Last year, Market Court made the decision to replace the buildings windows and siding since it originally wasn’t done to their standards to begin with. Earlier this year in March, Bay Vista Tower informed us that they were renovating thier amenity floor and should be finished in the next week or two. The Ellington is now on that list of downtown addresses that has an HOA an interested buyer can feel good about.
Between now and through October, if you pass by the Ellington, you may see they’re replacing some of the building’s sealant, doing some pressure washing, and even doing a little painting here and there. Although it’s not any kind of breaking news story, and really not all that interesting, as Realtors it’s one of those little things we like to pay attention to. It’s easy to sometimes for buyers to sometimes be sold on a project that’s boasting about thier granite countertops and stainless steel appliances, but those are all just bells and whistles. So, before we grab a box of Kleenex and wipe the tears from our eyes, we just wanted to take a minute to simply recognize Market Court, Bay Vista Tower, and The Ellington.
