Current Zoning, Height Restrictions and Planned Future Construction

We have a client who has expressed their concern for possibly losing their view on a new home purchase based on the rapid growth we’ve seen here in Seattle. In fact, we’ve understood that the possibility of losing a view is a concern for almost every homebuyer. Although there’s no way to guarantee that height restrictions will never change, or an existing building won’t be torn down, we wanted to do what we can to keep you educated so that your next purchase is an informed one. Use the map below to see what the city reports the current height restrictions to be, as well as what new construction is to come.

    So, from this map.. is there sort of a sweet spot to buy where a view may be protected? It looks like anything west of 3rd and Lenora is protected from future building… or at least from future building of high rise towers? Can you comment on that?

  2. Hey Staci. As of this moment I’m still trying to figure out how I’m going to put the map together without it being too confusing, but so far the zoning shown on the map is only the zones that have had increased height restrictions.

    I’ve already created another map with that shows the location of city approved plans for new construction, but Google Maps isn’t working as I had hoped. Therefore I’ll have to do that portion of it again on top of the existing map you can see here.

    From there, an interested buyer or current homeowner can see if a planned tower will potentially block a view. I’ll do some research and see what the maximum height is for all zones west of what’s shown and shade in that area all as one.

    I’ll be sure to come back and comment further once I’ve decided how I’ll finish the map. I just wanted to get something up for Jim’s client ASAP.

    But, there’s not really any location that is completely protected. The only secured views I know of now is at Bay Vista Tower.
